Tennanah Lake House
Roscoe, NY
$2,985,000

In a season where we find ourselves leaning toward sunshine, entertaining, and perhaps the decadent, Tennanah Lake House hits the mark. Think Catskills Gatsby. This lakefront manse has a subtle extravagance shrouded in six acres of sunny privacy.

The House Tour. The scale of the home and its accompanying amenities make it a dream for hosting, yet the architecture and design feel manageable and comfortable for a low key weekend spent upstate. This architect-built home is designed in the Prairie lodge aesthetic with a glamorous edge and the owners’ well-defined artistic taste.

The house itself is laid out over three floors. Entering through the 8-foot, custom front doors and accompanying foyer reveals breathtaking long views of Tennanah Lake. The Great Room is the focal point of the first floor, with double high ceilings and a truly grand stone fireplace. Walls of glass frame lake views and open up to the patio. The first floor features a well-appointed chef’s kitchen with double Miele ovens, Wolfe range, Liebherr fridge and Fisher & Paykel dishwasher. There’s generous counter space for sous chefs, and crucially, stools for friends more inclined to chat while you prepare a feast. This is an eat-in kitchen, or head into the formal dining room featuring a fireplace mantel crafted by an artisan in San Gimignano. Completing this entertaining wing of the home is a brilliant screened porch with an outdoor fireplace. All four fireplaces in the home are wood burning in the Rumford style, equipped with propane lighting bars for ease.

To the other end of the Great Room is the en suite primary bedroom. Sunny and airy, this quiet king-sized suite features long views of the lake from the soak tub, a steam shower, elegant Venetian plaster walls and large walk-in closet. The ground floor is rounded out by a powder room with vibrant metal-infused tiling, and a generous mudroom with laundry, extra storage and access to the attached garage.

The second floor catwalk overlooks the Great Room and leads to two beautiful guest rooms with a shared full bathroom on one end, and a large en suite bedroom on the far end. An Architectural Digest-worthy office anchors the second floor with a birds eye lake view, sustainable cork flooring and custom cherry wood paneling.

The roughly 2,000 square foot finished basement is pure entertainment. A low lit billiards room with the fireplace for extra ambience, a private, soundproof theater with an 8-foot screen for movie nights, a bunk room and full bathroom. This floor really leans into the cozy lodge aesthetic, as juxtaposed to the more elegant lines and spaces of the top two floors.

Tasked with designing the home was local firm Irace Architecture in 2008, with additional updates through 2021. The property has truly been a second home for the homeowners, who have spent generations as part of the Tennanah Lake community.

The Grounds: A recently updated bluestone patio wraps along the full length of the lakefront side of the house with loads of space for outdoor dining and grilling. Note that the grill is conveniently hooked up to the house propane. Follow a meandering terraced path down to the lakeside deck and boat dock. A convenient lakefront shed houses a changing room, a fridge for refreshments and space for paddle boards and lake toys. Tennanah is one of the largest private lakes in the county. Perched at 2,000 feet above sea level this 166-acre natural lake has a maximum depth of 60 feet, is motorboat friendly and boasts great fishing. The lake is also home to two resident soaring eagles.

The Community. The Tennanah Lake Taxpayer Association is comprised of around 45 voluntary lake residents and provides a variety of benefits, both conservation and social. Additionally, the house is located less than one mile to the Tennanah Lake Golf & Tennis Club - a 6,600 yard, 18-hole golf course designed by Sam Snead in 1952, tennis courts and a lovely seasonal restaurant with mountain views. The Club is open to the public, but many lake owners join the annual membership for great benefits.

Tennanah Lake House is the definition of a destination home while still being easily accessible to noteworthy towns. When venturing out, you'll find that Tennanah Lake is centrally located to all of the up and coming social hubs in this part of the Catskills. Roscoe’s mountain-framed Main Street and offshoots have a variety of shops, restaurants, bars. Livingston Manor, with its breweries, wine shops, restaurants and hiking, is just a short 15 minute drive. Callicoon's swimming holes, farmer's market and vintage movie theater are just 20 minutes in the other direction. Plus loads of fishing and hamlets to explore in between. A tidy two hours from the city.
